At G13, we believe that stable income—not perfect credit—should open the door to homeownership. Our Owner Finance & Lease Option Program is designed for individuals who are ready to buy but can’t qualify for a traditional mortgage due to credit history, self-employment, or other challenges.
Through this program, we help you find and purchase your dream home. We negotiate and fund the home on the front end, then sell it back to you using a customized owner financing structure based on your financial profile and affordability.

How It Works
Step 1: Inquire
See an ad or visit our site? Fill out a quick interest form or give us a call to get started.
Step 2: Apply
You’ll complete a brief application and submit documents so we can review your income, credit, and affordability.
Step 3: Get Pre-Qualified
We assess your ability to afford a home and determine if you’re a good fit for our program.
Step 4: Education Enrollment
If approved, you'll be enrolled in a required homebuyer education and debt-readiness program to prepare you for ownership.
Step 5: Home Selection
After completing your education, you’ll enter our home selection process, where we help you choose and make an offer on a home.
Step 6: Fund & Close
Once a property is selected, you’ll transfer your funds to escrow. We’ll complete the purchase and set up an owner-financed agreement tailored to you.
Step 7: Move In
You take possession of your new home and begin your journey toward full ownership!
